Cancellation Policies

Treeland Resort, Timber Kove, Pat's Landing & Oak Shores Guests Cancellation Policy:

You have 24 hours to cancel your reservation. A valid credit card is required with every reservation made. After 24 hours your reservation is subject to our cancellation policy below.
All cancellations of lodging units or marina rentals 90 days or more from the arrival or rental date will be charged a $100 processing fee plus forfeiture of any booking fee paid.
Any cancellation made less than 90 days of arrival results in forfeiture of 100% of deposit and booking fee.
Any cancellation made within 14 days of arrival will be charged the full amount of the reservation. No exceptions will be given. If you have concerns about our cancellation policy you should purchase travel insurance online.
This cancellation policy applies to ALL cancellation reasons, including but not limited to illness, weather, people in group cancelling, and so on.

Winter Reservations: Snow Conditions & Cancellations:

If trails are OPEN and being groomed, no refunds will be given for cancellations due to weather. If weather causes the trails to close, we will refund your deposit 100% or transfer it over to another vacation date that calendar year.

Treeland & Timber Kove Deposits:

Reservations made for the following year require a $50 non-refundable booking fee. Deposits may be made by cash, check or credit card. If paying with cash/check the deposit is due within ten days of making your reservation. If paying by credit card, the deposit will be charged at the time of making the reservation and full earned within 24 hours of booking. A deposit made on a credit card locks in the standard rate for the cabin regardless of how it is paid off.

Discounted lodging rates are offered if you pay the entire amount of your stay with cash/check.

Pat's Landing & Oak Shores Reservations:

Reservations made for the following year require a $50 non-refundable booking fee. A booking fee and/or deposit must be paid by cash or check and is due within ten days of making your reservations.

Treeland Farm RV Resort Booking Fees and Deposits

Any cancellations made 14 days or less from the day of arrival or rental date, shall forfeit their deposit and booking fee 100%. All cancellations 15 days or more from the arrival or rental date, guests shall receive a refund of deposit less $30 processing fee. Reservations made for the following year require a $69 non-refundable booking fee. Deposits may be made by cash/check or credit card. A valid credit card is required upon booking. The credit card will be charged upon making your reservation, it is fully earned within 24 hours.

Last Minute Reservations Held With Credit Card:

To avoid any misunderstanding, you will be charged for the number of nights reserved, including marina rentals. Please double check your confirmation arrival and departure dates. There are NO REFUNDS on early departures for any reason.

Reserved Dates:

A deposit is fully earned 24 hours from the time of booking. Any cancellations outside of 24 hours that are held on a credit card will be charged the deposit amount.
